Discover the quality and construction behind Bespoke Modular Homes in Ireland. Our modern, turnkey modular homes are designed with strong, reinforced steel structures, integrated insulation and durable, weather-resistant materials. Built with attention to strength, energy efficiency and long-term performance, each modular home combines practical design with comfortable, contemporary living. Explore our modular home specifications below, including structural design, insulation, roofing, flooring and interior finishes.

01 | Strength and Structural Design

The primary frame uses Q355 low-alloy, high-strength structural steel. Reinforcement elements and grade 8.8 or higher bolts are specified at key connections, while additional corner protection is incorporated to support stability.

Wall panels bring the internal and external finishes together in an integrated construction.

Manufacturer-stated design loads: Wind 3.0 kN/m²; ground 2.0 kN/m²; snow 1.5 kN/m²; roof 0.5 kN/m².

02 | Weather Protection and Water Management

The roof and wall sections are designed to fit closely together, with supplementary seals around door and window openings to prevent water penetration. Roof framing includes integrated U-shaped drainage channels, with outlets positioned to direct rainwater away from the building.

Joint protection: Includes a combination of foam sealing strips, structural waterproof adhesive and rubber seals, together with a 3 mm thermal-break layer.

Bathroom protection: Water-resistant PVC wall boards. Taped joints beneath the SPC flooring, along with a formed shower tray and trapped drain.

03 | Integrated Thermal Insulation

Insulation is incorporated into the outer walls, roof and floor using a pressure-applied polyurethane (PU) foam process.

Wall system: 85 mm exterior wall with integrated PU foam

04 | Durable Materials and Protective Finishes

The steel framework is Q355 material with a hot-dip galvanised coating rated at 275 g/m². A weather-resistant powder finish provides an additional protective surface.

External finish: Embossed metal cladding with a 0.35 mm colour-coated steel facing and a stated 23 μm + 5 μm protective coating system.

Interior finish: A 9 mm bamboo-wood fibre board with a decorative, scratch-resistant PVC surface layer.

05 | Sealed Panel Connections

Roof, floor and external wall assemblies are manufactured using an integrated PU foaming method. At points where modules meet, compressible foam and rubber seals are combined with adhesive to help create continuous weather-resistant joints.
