Planning Permission

Although the government has proposed an exemption for modular or garden‑cabin homes of up to 45 m², this is still under review and not yet law.

 

Requirements can vary depending on location, site, and specific plans.

We strongly recommend that you check with your local planning authority before building to ensure your project complies with current regulations.

Concrete Base

The modular space must sit on a rebated concrete base, which our team will provide. Please note the following in relation to the supply of the base:

Pricing
In order to confirm an accurate final price, we will require, clear photographs of the area. A short video showing access to the location where the base will be installed.


Site Preparation
The quoted price does not include the removal of any topsoil, spoil, waste material, or existing obstructions.
The customer is responsible for ensuring that the site is cleared, level, and accessible prior to the commencement of any works.

Access
Adequate access to the site must be available for delivery of materials, machinery, and installation teams. Any access issues must be highlighted at the time of quotation.

Internal Fitout

 Turnkey Finish Includes:
A builder’s finish, left ready for painting. The space is fully wired, with lights and double sockets, each room is equipped with an electric wall panel heater.

Exclusions:
Plumbing work and plumbing fixtures are not included in the quoted price. Kitchenettes, kitchens, and kitchen appliances are also excluded.

Turnkey Option:
The turnkey option requires a site visit and a detailed consultation to determine the customer’s specific requirements and scope of work.
